Rental Terms

Effective Date: September 19, 2025

These rental terms are designed to ensure every guest enjoys a safe, comfortable, and memorable stay at THAT House in Kill Devil Hills (902 S Virginia Dare Trl, Kill Devil Hills, United States 27948).

By booking with us, you agree to the following terms and policies:

🏠 House Rules

• Maximum Occupancy: 6 guests total, including children and infants.

• Smoking/Vaping: Not permitted inside the property. A $1,000 violation fee applies.

• Pets: Not allowed.

• Quiet Hours: 10:00 PM – 8:00 AM. Please respect our neighbors.

• Parties/Events: Not permitted without prior written approval.

⏰ Check-In & Check-Out

• Check-In: After 4:00 PM via self check-in (smart lock).

• Check-Out: By 10:00 AM. Late check-out may be available for an additional fee.

• Early Check-In: Subject to availability and additional charge.

💳 Payment

• Payment Schedule: 50% due at booking; remaining balance due 30 days before arrival.

❌ Cancellation Policy

• Full Refund: Cancellations made 30+ days before check-in.

• Partial Refund: Cancellations made 14–29 days before check-in.

• No Refund: Cancellations made within 14 days of check-in or after arrival.

🛠️ Damage & Responsibility

• Guests are responsible for any damage beyond normal wear and tear.

• Report damages or maintenance issues immediately so we can address them quickly.

• Unreported, intentional, or negligent damages, excessive cleaning, or missing items may result in charges to the payment method on file.

• By booking, you authorize the owner/manager to recover such costs using the payment method on file or the platform’s resolution process.

🩺 Health & Safety

• Pool Use: No lifeguard on duty. Swim at your own risk. Children must be supervised at all times.

• Beach Access: Follow all posted local safety and wildlife guidelines.

• Emergency Contacts:

🚗 Parking

• Included Spaces: 2 assigned parking spaces.

• Restrictions: No trailers, RVs, or oversized vehicles without prior approval.

🧹 Cleaning

• A $250 cleaning fee applies to all bookings.

• Please leave the property in reasonable condition:

  • Load the dishwasher.

  • Take out all trash.

  • Secure windows and doors before departure.

♿ Accessibility

• The property is not wheelchair accessible.

• Entry includes stairs — please review full accessibility notes before booking.

⚖️ Legal & Compliance

• Guests must comply with all local laws, HOA rules, and community guidelines.

• By booking, you agree to the terms outlined in these Rental Terms and our Privacy Policy.
